Step 1: Specify the Cleaning Services Agreement’s duration

Step 3: Describe the cleaning services the contractor is providing
Describe the cleaning services the contractor is providing the client. Include the address where the cleaning services are required and the time and date when the cleaning will occur.
Refer to the parties as "Contractor" and "Client" since these defined terms are used consistently throughout the agreement.
Step 4: State the cleaning contractor’s and client’s details
Your Cleaning Services Agreement needs to include the cleaning contractor’s and client’s details. Provide their names and addresses, and specify whether each party is an individual or company.
Step 5: Provide the billing details
Your Cleaning Services Agreement needs to specify essential billing details, such as:
- Rate of pay: Flat fee, or hourly, weekly, monthly, or annually rates.
- Deposit: A payment the client makes upfront to the contractor before the work begins. It’s usually 10 to 50% of the total contract amount.
- Payment schedule: The contractor can be paid weekly, monthly, at the end of the contract, or when certain stages are complete. The appropriate schedule depends on the duration of the contract.
- The interest rate on late payments: Up to 25% per year on unpaid sums is considered a reasonable late payment charge.
Step 6: State how much notice is needed to end the agreement
Agreements lasting for indefinite periods need a clause that outlines the conditions necessary to terminate the arrangement.
State how much written notice one party needs to provide to the other party in order to end the Cleaning Services Agreement.
The amount of required notice will likely depend on the duration of the agreement. Seven days is usually sufficient notice for most short-term contracts. However, 15 to 30 days' notice is more appropriate if the arrangement is for more than a few months.
Step 7: Specify if the client will reimburse the contractor for expenses
Some cleaning jobs might require additional purchases on the contractor’s part. Specify if the client will reimburse the contractor for additional expenses.
State in your agreement which purchases the client will cover if they will be reimbursing the contractor for expenses.
If the contractor is likely to encounter confidential information about the client during their work, include a clause in your Cleaning Services Agreement that states how long the contractor is obligated to not reveal the private information (e.g., indefinitely or until the end of the agreement).
Step 9: Include additional clauses
If there is any relevant information relating to the cleaning services the contractor is providing the client that hasn’t been covered, you can write the additional clauses into your agreement.
Step 10: Sign the agreement
Have the contractor and client sign the agreement to complete it.
The agreement doesn't require witnesses, but it can be a good idea to include them in case the validity of the contract is ever challenged.
